Creating a site plan for your vacant property is certainly within our capabilities. The key information we need encompasses the Parcel ID or APN number, along with the City, State, and ZIP code associated with your property. Please note that if you necessitate a plan that requires certification by a surveyor, architect, or engineer, our plans will NOT meet the necessary criteria. It’s important to acknowledge that we are a drafting company and do not provide stamped or signed plans. We strongly recommend verifying this aspect before proceeding with your order.
In the event that your initial plan submission is denied, kindly forward us the feedback detailing the reasons for the denial. We will diligently make the required adjustments to ensure that your resubmission is successful.
If your SITE PLAN faces a second denial, provided the reason is not related to the need for certification, we offer two options. We can further fine-tune the plan within the confines of the original scope of work, or alternatively, provide you with a refund alongside a copy of the denial letter.
Your satisfaction and successful plan submission are of utmost importance to us. We strive to ensure a smooth process, keeping your needs in focus throughout.

What is the turnaround time for completing each site plan
Concerning the timeframe required for the creation of Site Plans/Plot Plans, the standard duration is set at 24 hours, encompassing all weekdays as well as weekends. Furthermore, expedited options are at your disposal should haste be imperative, with choices including completion in under 6 hours.
Am i available to add new structure that are not included on the Site Plan
Certainly, the inclusion of a new structure not currently present on the property is entirely feasible. You possess the liberty to opt for the “Add new structure” feature. This necessitates providing the dimensions and positioning of the structure via the additional information section. Alternatively, attaching sketches and structural blueprints to your order is a viable route. Our collaboration ensures meticulous alignment of the new addition.
Typical structures that are often added encompass an array of choices: Deck, Patio, Porch, Car Port, New Home, Additions to the Home, Accessory structure, ADU (Accessory Dwelling Unit), Driveway, among others.
Is it feasible to incorporate elements that are absent from the site plan description, such as utilities, septic systems, wells, and the like?
Certainly, we possess the capability to integrate these elements into your site plan. Given that our site plans are constructed based on satellite imagery, certain features like utilities may not be discernible from an aerial perspective. In such instances, we rely on clients to furnish us with this pertinent information.
Can Impervious surface calculation be integrated into the Site plan?
Indeed, you can include Impervious surface calculation on your site plan. During the plan selection process and address input, there’s an option labeled “Add Impervious surface calculation to Site plan.” By checking this option, we will seamlessly incorporate the Impervious surface calculation. The calculation entails determining the percentage of impervious surfaces on your lot. This is achieved by dividing the total calculated impervious surface square footage by the total square footage of your lot, then multiplying by 100 to obtain the percentage of impervious coverage.
For any package, the addition of Impervious surface calculation carries an extra fee of $40. However, if you choose the Platinum Package Site Plan, the Impervious surface calculation is inclusive within the package.
Can a Vicinity map (location map) be incorporated into the Site plan?
Certainly, you can include a Vicinity map on your site plan. When selecting your plan and entering the address, you’ll encounter an option labeled “Add Vicinity map to site plan.” Check this box, and we’ll adeptly integrate the Vicinity Map. Leveraging various online data sources, we ensure the map’s accuracy. Including a Vicinity Map incurs an extra fee of $20 with any package. Nevertheless, should you decide on the Platinum Package Site Plan, the Vicinity map is encompassed within the package price.
Can Topographical lines (contour lines) be integrated into the Site plan?
Absolutely, you have the option to incorporate Topographical lines into your site plan. Upon selecting your plan and inputting your address, there’s a checkbox labeled “Add Topographical Lines.” Mark this option, and we’ll seamlessly integrate the topography data. Our approach involves utilizing GIS topography data on intervals of 2-5 feet, in addition to online resources. Furthermore, if you possess specific topographical information for the plot in question, you can include it with your initial order for our reference.
Topographical lines can be added for an additional fee of $40 alongside any package. However, if you opt for the Platinum Package Site Plan, the inclusion of Topographical lines comes as part of the package.
What are Setbacks?
Setbacks refer to the minimum distance that structures can be built in relation to property boundaries. These limits define how close a building can be positioned to the edges of the property. It’s important to note that setback regulations vary based on factors such as the type of structure being constructed and the property’s location, whether urban or rural.
Local zoning offices provide the specific setback standards applicable in your area. For instance, the setback requirements for a garage might differ from those for a shed, and these regulations may also diverge between urban and rural zones.
In terms of our plans, setbacks and easements are encompassed within our Premium Package Site Plan and Gold Package Site Plan offerings. These packages ensure that the setback information is accurately represented in the plan, catering to the specific requirements of your project and location.

Is a custom paper size necessary?
For the majority of permit departments, the dimensions of 11”x17” are deemed acceptable. Our suite of site plans encompasses various paper sizes, including 8.5”x11” and 24”x36”, among others. It’s noteworthy that the 11”x17” paper size is included in all Site Plan packages. If desired, you can select other dimensions like 8.5”x11” for an additional fee of $10.
What are the available file formats for your plans?
With every Site Plan package, you’ll receive PDF files as standard. Additionally, there’s the option to explore other file formats. You can opt for DWG files, which come at an additional cost of $20, or JPG files for an extra $10. The DWG file format proves particularly valuable for Engineers and other industry professionals.
Are these Plans accepted by my country
The site plans we provide are not certified, yet they are generally accepted by the majority of permits and Counties. Our team of experienced designers boasts over 15 years of expertise in crafting plans for both residential and commercial projects across the entire USA.
While our site plans are designed to meet the needs of most Counties and permits, we advise reaching out to your local authorities to ascertain the exact requirements for your specific permit type. The scale of our site plans varies based on the size of your property and the chosen paper size/format. Typically, we employ engineering scales such as 1”=10’, 1”=20’, 1”=30’, 1”=50’, and 1”=100’. The appropriate scale is selected to ensure accurate representation and clear visualization of your property’s features on the plan.
